COMMUNITY Meeting ~ Maitland Progress Now

Good Morning Maitland !

I've just read an email announcement (see below) about a community meeting tonight and wanted to let YOU know about it post-haste (no pun intended *wink*).


If you have questions about our community development...if you have suggestions that you want to be heard...if you realize the need to become active in your community...why not start by attending tonights Maitland Progress Now community wide meeting ?

Honestly ? I was disappointed with the lack of *new people* turn out. Where is everyone anyway ?

But to those of you who DID join the meeting...and especially to any "first timers", I applaud your efforts for attending and encourage you to continue.

As far as the meeting goes, I'll share the jest of what took place.

NOTES BEGIN (parentheses will denote my personal comments).

Four different developers were represented and each shared their development plans, drawings, stages of progress…as well as their excitement and vision for their own individual projects and equally so for our community as a whole.

Bob Reese, of Brossier Development (see link below), was first to speak and presented his proposed plans for “our” DownTown Redevelopment CRA project. He stressed that his proposed development offers the largest “green roof” (see link below) project in the state that will span a total of three acres and is a ‘plus’ towards water conservation. He gave some percentage quotes on open space, right of ways and building areas and talked about what he deems, “a perpetual public area” that he will be deeding over to the city. When asked about submittal, start and completion dates he stated firmly that he must have approval from the city by August 2007 or else everything just goes away. But should he get the go ahead from the city in August, it would then take another nine months for just the drawing portion and then approximately four years to complete all phases of Phase I.

The Trevi project (see link below) was represented by Susanne Pellicane for her husband and developer, Vince Pellicane. Susanne shared her excitement regarding the community of Maitland and made special note that her family believed so strongly in their project and this area that they had decided to move their family here two years ago in order to make our city their new home. She went on to say that they, as the developers, are completely committed to their vision, focus, staying power and ability to continue building good relationships with the City and will get this project done. Seminars are being given at their sales center and Susanne encouraged everyone to attend and to also submit their entry to win a new European “Trevi” styled kitchen.

Broadstreet Partners, developers of The Residences at Ravinia (see link below) presented a very detailed power point presentation overview showing many different site elevations – from 17-92 looking east onto the property, from standing at Publix looking north and various overhead views, etc.. They pointed out that their retail portion would be housing three fabulous restaurants along with many retails shops. The infrastructure for the project is due to be completed sometime around the first of June and that they expect their sales office to be up and running in approximately three months, making it sometime in the middle of August – if not, hopefully, before then.

The Morgan Group’s (see link below) representative lightly touched upon The Village of Lake Lily stating that everything is progressing smoothly. Some mention was made concerning the development being of great benefit to the City of Maitland simply because of the water filtration systems being implemented because of this project. (NOTE: I went snooping for answers….and found that The St. Johns River Water Management District has posted (see SJRWMD link below) it’s permitting approval, dated April 23, 2007, for the Morgan Group to commence “Construction of a surface water management system for a mixed-use development with seven separate exfiltration trench systems”. In addition, and of great importance, the Environmental Staff Report also states that, “Stormwater runoff from most of the site sheetflows into the Lake Avenue and South Orlando Avenue roadway stormsewers and discharges into Lake Lily without treatment.” That means without new development, the same situation would have continued unless we, as tax paying citizens, stepped up to financially provide the necessary tangible amendments to address our current environmental pollution. )

More discussion ensued concerning the positive results new development has and will have upon the betterment of our natural resources. Three of the developers, along with other authoritative voices in the audience, stated that the 4 ½ acre retention pond being built near The Trevi and The Ravinia (I checked - it’s actually 3 ½ acres according to our City of Maitland Engineer in charge, Joe Oriolo – 407-539-6260) will greatly benefit the health of our Lake Minnehaha. This 3 ½ acre retention pond is being constructed in such a manner as to not only add visual beauty, similar in fashion to that of our Lake Lily but also slated to have3 water fountains, but will heavily filtrate and aerate the vast flow of stormwater runoff thereby helping, not hindering, the preservation of one of our highly valued and much enjoyed lakes.
